The dog days of summer can also be slow times in the Mississauga real estate market. After a busy and bustling spring market, the summer’s hot days are relatively lazy times in the business. The Mississauga market is still active though and demand is still high as low mortgage rates are drawing in buyers.

New properties are coming up for sale and while summer isn’t the best time to put your property up for sale, that doesn’t mean that you can’t sell you property, and sell it quickly.

There are many reasons why some sellers choose to put a “For Sale” sign on their property in July or August. Life is not always predictable and circumstances are not always under our control. This isn’t necessarily a bad time to sell your home. There’s certainly demand out there.

I tell all my clients who are listing their homes in the summer that homes sell EVERYDAY in the summer. The key is ensuring your home is priced correctly and advertised extensively.  It is also very important that your home shows well.

Having your home show its potential in the summer means taking full advantage of the season. Staging your home in the summer means also taking the time and effort to stage your outdoor spaces, if applicable.  If your home has a yard or a balcony, then these features should be showcased. Create appealing spaces like a welcoming deck and barbeque area. Ensure potential buyers easily see the extra living space that’s available in the spring/summer/fall.  Try to make the space private by adding privacy fencing or shrubbery, etc. In this way, you really are creating extra living space that every potential buyer can see for themselves.

Summer is also the time when curb appeal is an absolute must!  Have your yard clean and clutter free. Ensure the gardens are bright and warm. The front door, including the front door mat, should be welcoming and tidy. Really make an effort to have your home’s exterior warm and welcoming.

I also tell my clients to really take advantage of summer’s light.  Keep blinds and curtains open. And ensure the windows are clean. Summer can be the most appealing time to showcase some home, especially homes that might otherwise be “dark.”
