If you have been waiting on the sidelines for the perfect moment to jump into the Ontario real estate market, Q4 2026 and Q1 2027 might just be the golden window you have been looking for.

Right now, the macroeconomic stars are aligning in a very unique way for Canadian buyers. While the US Federal Reserve has recently raised rates to combat the economic fallout of ongoing North American trade wars, the Bank of Canada has kept our domestic interest rates steady and attractive. Borrowing costs here remain highly favourable. However, with global economic performance shifting rapidly, this holding pattern might not last forever. Securing a mortgage rate right now puts you in a highly advantageous position before any cross-border pressures force the Bank of Canada to act.

But the real urgency for first-time buyers comes from a historic slate of provincial and federal incentives, including a massive tax relief program recently signed by Premier Doug Ford that carries a hard expiration date.

If you want to maximize your purchasing power and save potentially over $100,000 on your first home, here is the operational breakdown of the financial programs you need to stack today.



The ticking clock on the new home HST rebate

In March 2026, the Ontario government, in partnership with the federal government, rolled out the biggest housing incentive in recent history. They completely eliminated the 13% HST for eligible buyers of newly built homes valued up to $1 million.

This translates to a maximum direct rebate of $130,000.

Here is the catch. This is a temporary, one-year relief measure. To qualify, your purchase agreement with the builder must be signed by March 31, 2027. If you are considering a pre-construction or newly built home, Q4 2026 and Q1 2027 are your prime targets to lock in this unprecedented savings before it vanishes entirely.



Maximizing the first home savings account (FHSA)

The FHSA is essentially the ultimate hybrid of an RRSP and a TFSA, designed specifically for first-time buyers.

The mechanics are simple but incredibly powerful. You can contribute up to $8,000 per year, with a lifetime limit of $40,000. Every dollar you contribute is tax-deductible, meaning it lowers your taxable income for the year and usually results in a healthy tax refund. Then, when you withdraw the funds and any investment growth to buy your first qualifying home, the entire withdrawal is 100% tax-free.

If you have not opened one yet, keep in mind that the contribution room only begins accumulating the year you open the account. You should open it immediately to start building that tax-sheltered room.



Leveraging the home buyers' plan (HBP)

If you have funds sitting in a Registered Retirement Savings Plan (RRSP), the government allows you to borrow from yourself to fund your down payment.

Recent federal budget updates expanded the HBP withdrawal limit significantly. You can now withdraw up to $60,000 tax-free from your RRSP to buy your first home. If you are buying with a partner who is also a first-time buyer, that represents a combined $120,000 you can access.

Plus, the repayment rules have been relaxed. You now have a 15-year repayment period that does not even begin until the fifth calendar year after your withdrawal. This extended grace period gives you plenty of time to settle into your new mortgage before you need to start paying yourself back. And yes, you can stack the HBP with the FHSA for maximum down payment power.



Claiming the Ontario land transfer tax rebate

Whenever you buy property in Ontario, you are required to pay a provincial Land Transfer Tax (LTT) at closing. Fortunately, first-time home buyers are eligible for a rebate of up to $4,000.

For a home priced at $368,000 or below, this rebate completely covers the provincial LTT. For homes above that price, the $4,000 is applied as a direct discount against the total tax owed. Your real estate lawyer will apply for this rebate automatically upon registration, meaning the savings are immediate at closing.

If you are buying inside the City of Toronto, you also qualify for a municipal LTT rebate of up to $4,475. This brings your total potential Land Transfer Tax savings in Toronto to an impressive $8,475.
