The Federal Budget

The federal budget unveiled a multi-pronged approach to housing affordability yesterday. How will it affect you?

Firstly, there is an incentive program that could lower mortgage payments for households making less than $120,000 per year. Prospective buyers can also apply to finance between five and 10 per cent of their mortgage via a shared equity program administered by Canada Mortgage and Housing Corporation (CMHC), interest-free. This billion-dollar-plus initiative offers funding of 10 per cent of the purchase price of new-build homes and five per cent of the purchase of resale homes. The budget document said that this loan could reduce monthly mortgage payments up to $228 per month on a $400,000 new-build home. The loans will be repayable when the mortgage is repaid.

Spring Market 2019

The spring is typically the busiest time of the year in the Greater Toronto Area real estate market. This is the time when the most buyers are out searching for a home to purchase. Fewer potential home buyers desire to search for a new home during the GTA’s cold months and therefor when the temperatures begin to rise, buyer activity does, too. Furthermore, buyers with children typically want to be in their new home before the new school year starts in September. These reasons lead to a healthy spring market—typically between March and June—and I expect the same this year in Mississauga and the GTA.

This winter in the GTA can be best characterized as a harsh one – we’ve had to endure many exceptionally cold days and an unusual amount of snow fall. Despite a cold and snowy February, 5025 homes changed hands on the Toronto Real Estate Board in February.  This figure was only down 2.4 percent versus 2018, which given the weather is a positive indicator/sign that we are poised for a market pick up in spring.

Determining Your Greater Toronto Area Home’s Selling Price

The correct selling price for your home is the highest price the market will bear.  As a real estate professional for more than 30 years, I have had ample experience helping clients sell their homes quickly and for the best possible price. In general, there are three factors that help determine the correct selling price of a home: homes that have sold in the last 6 months, homes that are for sale now, and listings that have expired in the past 12 months.

Sold in the Past 6 Months

The final selling prices of similar homes recently purchased in the neighbourhood are the best indicators of how much buyers are prepared to spend for comparable homes in current market conditions in your area. This analysis of comparable homes in the neighbourhood is an important guideline because it tells us: what homes were on the market, at what price they sold, for how many days they were on the market, and what they actually sold for.

For Sale Now

Your competition comes from similar homes currently on the market. This analysis of comparable homes gives us a clear picture of the competition. If the home down the street with the same floor space and the same number of bedrooms and in the same condition as your home is listed at $900,000 it is unrealistic to imagine that a buyer will spend $1,000,000 for your home.  This analysis shows us: what homes are on the market, at what prices, how many days the homes have been listed, what the original asking price was.

Selling Your Small Home: Making it Bigger

Despite the recent trendiness of the “tiny house” movement, buyers are almost always looking for elbow room when they’re in the market.

In my 30 years as a real estate professional in the GTA, I have learned that what buyers are really looking for does not always translate directly into square footage. The real issue is a “feeling” of space. Buyers do not want to feel that the house is cramped, that the spaces are awkward or that there’s just no room for them in the picture.

Space itself is not the problem, and I have seen houses with 3,000 square feet of living area that feel like they are half that size. The same thing applies to small homes. Buying a Fixer-Upper or a Tear Down

I have recently sold a number of homes which either require a lot of renovations, or are to be torn-down. There are a number of mature neighbourhoods in the GTA that currently have quite an inventory of homes that are either being rebuilt or are being extensively renovated. So what are the advantages of buying a fixer-upper and what are the advantages of buying a tear-down?

One of the great things about buying a fixer-upper is that every time is the right time; it is not dependent upon whether the real estate market is hot or cold. Real estate properties that need some tender loving care can be a real bargain during any real estate climate. The best fixer upper is the home that everybody will covet when it is fixed up, but few can see past its imperfections to see the potential.

Location, location, location. Location drives saleability. Buying a fixer-upper or a tear-down can be a wonderful opportunity to acquire property in a neighborhood that is expensive. For some, it is the only way. Fixer-uppers are usually on terrific lots that are big, wide, private, or otherwise scenic. So usually, the selling feature of the property is the location and the lot itself. Those details, obviously, can’t be changed. The home’s interior and exterior can.

Avoiding Home Buyer’s Remorse

No one wants to buy a home only to feel disappointment and sadness afterward.
Purchasing a home is an exciting process. It can be a dream come true. I work with my clients to ensure there’s very little stress or anxiety during the process of buying a real estate property. In my estimation, negative feelings result when potential buyers feel they don’t fully understand some aspect of the purchase, or when they feel their ideas haven’t fully been taken into consideration.

That is why it is very important for real estate agents to work closely with their buyers and take the time to completely understand their wants and needs. A home purchase is the most expensive item most of us will ever buy so we need to be sure we have bought the right one.

It is a good idea, from the moment when you begin considering whether to purchase a home, to make two lists; one with everything you NEED in a home and one for everything you WANT in a home. For example, the size of your family may dictate that you NEED a three-bedroom property. On the other hand, you may WANT three bathrooms with granite countertops.

The December, 2018 real estate numbers are out.

The average sale price for a detached home in Mississauga in December was $1,033,209 and the average days on the market is 34. For semi-detached homes in Mississauga, the average sale price was $713,049 in December, with average days on the market being 27.

In December, 2017, the average sale price for a detached home in Mississauga was $1,140,965 and the average days on the market was 35. For semi-detached homes in Mississauga, the average sale price was $680,708 in December, 2017, with average days on the market at 21.

If you own a home but you want to buy a different one, the biggest decision you may have is whether to buy the new home first, or whether to sell your old one first. The right answer is not the same for everyone. These are some important issues to consider to help you make the right decision for your needs.

Selling Your Home First

One benefit of selling your home first is that you will likely have some extra money for a down payment on a new home. Another perk is that you will not have to pay for two mortgages at the same time. Also, you do may not have to reduce the price of your home to sell it quickly. If you were paying for two mortgages, you might be tempted to reduce your selling price, if you are in an urgent need to sell.

However, if you sell first, you may feel pressured to find a new home quickly. If your temporary housing situation is stressful, you might wind up settling on a property that is not ideal for your current or future needs. Additionally, you will need to move twice instead of once. Storage, moving and related expenses can be hard to manage if you have a limited budget.

Last month’s real estate numbers are out. Those numbers reveal that the real estate market saw a continuation of moderate price growth in November 2018, compared to last November, across the Greater Toronto Area. Also, new listings across the GTA were actually down more than sales on a year-over-year basis in November. This suggests that, in many neighbourhoods, competition between buyers has actually increased.

The average sale price for a detached home in Mississauga is now $1,116,813 and the average days on the market is 29. For semi-detached homes in Mississauga, the average sale price was $700,856 in November, with average days on the market being only 22.

The Greater Toronto Area Real Estate Market is Changing

Many people are asking me my thoughts on the current market. Whether it is from current clients, friends, family members or potential clients, a lot of people are asking me what’s going on with the Greater Toronto Area real estate market.

The truth is, the real estate market has definitely changed relative to last year. In 2017, the market was very active with multiple offers and quite a few bully offers. Prices were rising quite a bit in all parts of the GTA, including Mississauga and Oakville. It was a strong seller’s market.

Every year, the real estate market tends to be more active in the early fall, compared to the late fall; activity tends to wane as we approach the holiday season.  However this year, the number of transactions in November was actually up, compared to October. As well, the number of new homes for sale across the GTA on the MLS increased this November, compared to last November. At the same time, the demand for housing at this time seems to be high. This may be due to the fact that some potential home buyers are purchasing now, before the new stress test takes effect in January, and their purchasing power decreases

Recent Changes in Ontario Real Estate

Ontario introduced a Foreign Home Buyer Tax / Non-Resident Speculation Tax (“NRST”) in April as a means to rein in the housing market, particularly in the Greater Toronto Area. Often referred to as a foreign home buyer tax, the NRST is a 15% tax that applies to the purchase or acquisition of an interest in residential real property located in the Greater Golden Horseshoe (GGH) area by an individual, foreign corporation, or “taxable trustee”. The Foreign Home Buyer Tax / Non-Resident Speculation Tax only applies to residential real property that contains at least one, but not more than six, single family residences. The tax applies to real property located in the GHH. The GGH includes Brant, Dufferin, Durham, Haldimand, Halton, Hamilton, Kawartha Lakes, Niagara, Northumberland, Peel, Peterborough, Simcoe, Toronto, Waterloo, Wellington, and York.

How to be a Buyer in Today’s Seller Market

A buyer entering the Mississauga real estate market under these seller’s market rules must understand how to do so. In a seller’s market, the seller controls the market and buyers must adhere to his or her demands. Inventory is low and buyer demand is high. With so few GTA homes available, bidding wars often occur between buyers. Buyer wars end with one person winning, and the negotiation process escalates. Most buyers seem to lose in this situation.

Are buyers really on the losing end? After all, the market appears like a dead end, open-and-shut game. Nevertheless, buyers can win in a seller’s market. It’s all about learning the rules. Success is on the horizon when these suggestions are in your strategy when you look to buy a Mississauga home.

The Current Mississauga Market – Fall 2016

The Mississauga real estate market is in the midst of a dynamic fall market. The Toronto Real Estate Board recently released figures that show that the housing market across the GTA is very active and flourishing. In fact, the average sale price for a detached home in Mississauga in September was more than $1,000,000.

TREB reported 9,902 home sales through the Toronto MLS system in September, 2016. This is a substantial increase of 21.5 per cent, year-over-year, compared to September, 2015.  Large annual increases in transactions were noted for most of the major home types, across the GTA as a whole.

Our office is bustling with activity, and we are experiencing a very robust fall market. Bidding wars and bully-offers, and selling prices tens of thousands of dollars above asking, are all occurring very frequently.

Buying a Home in the Hot GTA Market

With the housing market on fire in the Greater Toronto Area, or GTA, many homebuyers are struggling to find a home. When the real estate market is on the side of the sellers, a few best practices will help you buy a home in the GTA. As a real estate professional with more than 25 years of experience, I understand fully how buyers can navigate a seller’s market. This article is written to provide some insight on that.

Come Prepared
Before you begin searching for your dream house, make sure that you’re ready to buy. Assess your finances and your ability to save money. To buy a home, you’ll need to be good at budgeting and managing debt. If you are ready to buy, discuss your loan options with a financial institution. This step will help you determine how much you can safely afford to spend on a home. Along with the financial side of preparing to become a homeowner, confirm that you’re emotionally ready for the sacrifice and responsibility of the purchase.

Plan to Gamble
In this type of market, you may be required to gamble. For instance, sellers may accept a lower price if you waive conditions like a home inspection. While you are taking a risk that the home has a major problem, you will increase your chances of getting it. While I don’t often recommend waiving a home condition, some buyers are prepared to do so. You should also plan to enter a bidding war when the market favors sellers.
